Our Community


San Joaquin Hills Community Association is a private neighborhood of single family homes located in Laguna Niguel, California. The community currently consists of 671 homes and will exceed 900 homes when complete. Amenities include entry gates, community pool and spa, community park & basketball court, private streets, manicured common area slopes, and architectural design review.

San Joaquin Hills Community Association is registered as a non-profit mutual benefit corporation with the State of California. The Corporation’s charter is to provide community services and facilities for the general use, benefit and welfare of the owners. In fulfilling this charter, San Joaquin Hills Community Association is responsible to operate, maintain and regulate the operations and business affairs of the project’s common areas and common interests.

Sheriff Badge Residential and Vehicle Burglaries

During the past several months, the number of residential and vehicle burglary reports has increased throughout South Orange County, including Laguna Niguel. Burglaries have taken place in a variety of neighborhoods including gated and access-controlled areas.

Burglarized residences were accessed repeatedly through unlocked doors, patio sliders and open windows. The suspect(s) is taking what is visible and readily available. The most commonly stolen items are watches, jewelry, small electronics, cash, wallets, and computers. In the majority of vehicle burglaries, the suspect(s) entered through an unlocked car door or simply broke a side window to gain access to valuables that were left in plain sight. Some of the items being taken out of vehicles are cell phones, iPods, wallets, purses, brief cases, mobile GPS, and laptop computers.

Burglary is a crime of opportunity. Although they may seem random in occurrence, they actually involve a selection process. Suspects will select a home or vehicle to burglarize because it offers the best opportunity to carry out the crime quickly, undetected, and with the fewest number of prevention obstacles. If you remove the opportunity you will likely prevent the burglary. Laguna Niguel Police Services offer the following crime prevention suggestions:

• Remove all valuables from your vehicle and lock your doors before going into your home; this also pertains to vehicles parked in the garage.
• Always lock access points, on all levels, into your home. This includes the front door, garage doors, interior utility doors, patio sliders, veranda doors, and windows.
• Use timers for house and porch lights to give the appearance that you are home.
• Evaluate your current security measures and identify vulnerable areas, including the back/greenbelt slope, accessible yards, concealed entries, and areas with poor visibility.
• Utilize alarms and security/motion lighting if you have them installed.
• Immediately report all suspicious people and vehicles to OCSD (949) 770-6011.
• Good neighbors and an active Neighborhood Watch are two of the best prevention measures against most crimes. Neighbors working in cooperation with law enforcement make the best crime fighting teams around!

STREET LIGHTS!

Street Lights San Diego Gas and Electric Utility – Phone 1 800 411-7343. Per Accell, the light company has no preventative maintenance program in place and they rely on the customers to call in when there is a problem such as a light out. Homeowners may call 1-800-411-7343. The time frame currently to get a work order completed is 2-3 weeks. They will need to have a pole number or an address. The Utility Company has nothing in writing to give us.

Stop Sign 2 Recently the Association installed stop signs on Aliso Creek and Aliso Niguel. It has improved some of the speeding problems. Please remember to STOP. These were installed for the safety of everyone. If you fail to stop you may hit someone.

Also, pedestrians, please be cautious at these stop signs. Don't expect everyone to stop. There are some people in the community rolling through these stop signs.

Helpfull Hints The Patrol Service is here to manage who may enter our community, the quickest ways to gain access to the community are:

Transponder (contact Accell Property Management, Inc. 949-581-4988)

Key Fob (contact Accell Property Management, Inc. 949-581-4988)

Guest Pass (obtain from the guard with homeowner approval)

Visitors without one of the above musty provide the name and address of the person they are visiting. There are various ways to gain access:

The homeowner must enter them into the Gateworks program and the guard
will open the gate.

The homeowner calls in visitors names to the guard in advance and the guard will open the gate.

The homeowner must be available to be phoned by the guard when guests
arrive to approve their entry and the guard will open the gate.
